Pole light door seals

Where can you get the various rubber gaskets for door handles, hood light,
lenses, and all body mounted items? Does anyone has a source, or lead on what
materials to use for making your own.

Also, the floor mat material so I can cut my own from the existing mat used
as a template. This appears to be a ribbed rubber mat that I have seen in
numerous applications, but am not sure where to purchase. Maybe an auto
upholstery shop? Any thoughts?

Most if not all the seals you list are molded rubber seals. If you want
replacements that look original, I think that Gordon Imports is your only
choice.
Molding rubber parts requires a significant investment in tooling, thus I
think it's unlikely (but not impossible) that anyone is competing with Gordon
Imports on these parts.

However, you could make functional (but not stock looking) seals for many of
these applications by cutting them yourself from flat rubber or dense
closed-cell foam sheets. Auto parts stores and good hardware stores usually
sell flat
rubber sheets for making your own gaskets. If you find a good store, they
will even have different colors to choose from (like black, white, and gray).

For the above-the-waterline seals you mention, is really just a matter of
your sense of aesthetics. Search around your local stores and pick a material
that looks good to you. However, when it comes to a few of the critical seals
(like the rear drive shaft housing boots and the steering box water seal) you
are probably best off buying proven seals. If you loose one of these seals,
you're sinking in a hurry!
